We are Hem Boi, operating at Goce Delchev 21, 6000 Ohrid, Republic of North Macedonia. This policy explains what we collect and why.

Availability and direct requests

The availability calendar receives date-only blocked nights from our server. The server reads a private Airbnb calendar feed but does not publish guest names, reservation references, prices or calendar access details.

When you submit a direct request, we collect your email address, selected dates, number of guests, payment preference and any optional message you provide. We use this information only to review the request and reply to you. The form sends this information to FormSubmit, which forwards it to our email provider. FormSubmit may retain submissions for up to 30 days as part of its delivery and recovery service.

Booking and payment data

This website does not confirm reservations or process payments. When you follow a link to Airbnb, Airbnb processes your reservation and payment data under its own privacy terms. Any direct stay requires separate written confirmation from the host.

Data collected at check-in

To comply with the Republic of North Macedonia Law on Foreigners, Article 72, we must register each foreign guest with the Ministry of Interior within 12 hours of check-in. We collect: full name, date of birth, nationality, passport or ID number, and issuing authority. Lawful basis: Article 6(1)(c) — legal obligation. Scanned passport images, if taken, are deleted after submission to the Ministry portal.

Third-party processors

• Airbnb — supplies date-only calendar availability and handles reservations and payments made through Airbnb.
• FormSubmit — receives and forwards direct-request form data to our email address and may retain submissions for up to 30 days.
• Email providers — deliver the request and our reply.
• Website hosting and analytics providers — may process standard technical data such as IP address, browser type, and request logs to deliver and secure the site.

Your rights

You may request access, correction, deletion, or portability of your data, or lodge a complaint with the Personal Data Protection Agency of the Republic of North Macedonia.
